Daily Business Report-Sept. 19, 2017

The Del Mar Heights buildings were acquired by The Irvine Company.

Region’s Biggest Landlord

Acquires First Buildings in Del Mar Heights

The Irvine Company has purchased a two-building, 127,000-square-foot office project named Township 14 in Del Mar Heights. It is the company’s first acquisition in Del Mar Heights. Financial details were not disclosed.

Township 14 opened on six acres in the 1980s as Del Mar Corporate Plaza. In 2014, following significant redevelopment by seller TH Real Estate, an affiliate of Nuveen, it was renamed after the plot of land first established in the 1880s that later became known as Del Mar.

Part of the redevelopment involved replacing one of the original buildings with a new four-story, 70,000-square-foot, glass-sheathed building at 12760 High Bluff Drive for Latham & Watkins law firm. Next door, the three-story, 57,000-square-foot building at 12780 High Bluff Drive received new floor-to-ceiling glass, a refurbished lobby and other enhancements. Its customers include Experian, Citizens Bank, Edelman Financial and Energy Capital.

Other project features include a fitness center, the Come on In! Café, regular food trucks, floor-to-ceiling glass for maximum daylight and energy efficiencies that lower costs and more.

Eastdil Secured facilitated the transaction between TH Real Estate, the seller, and the Irvine Company.
The Irvine Company owns six Class A towers in Downtown: One America Plaza, 101 W. Broadway, 225 Broadway, 501 West Broadway, Symphony Towers and Wells Fargo Plaza. It also owns and operates La Jolla Gateway, The Plaza, Executive Square, One La Jolla Center and several other best-in-class buildings in La Jolla UTC, Sorrento Mesa and Mission Valley.

City to Rehab Main Runway at Brown

Field Airport with $5.6 Million FAA Grant

The city of San Diego will complete the rehabilitation of the main runway at Brown Field Municipal Airport with a $5.68 million grant from the Federal Aviation Administration. The grant funds will also be used to change the signage for the airport’s taxiways. The project is to begin this fall and be completed in spring 2018.

The runway was originally constructed in the 1950s by the Navy when Brown Field was still a military base. In 1962, the Navy deeded the airport to the city with the condition it continue to be operated and maintained for aeronautical purposes.

The grant is part of the FAA’s Airport Improvement Program (AIP), which helps fund airport infrastructure projects across the United States to enhance safety, capacity, security and environmental programs. AIP funds are drawn from the Airport and Airway Trust Fund, which is supported by passenger ticket taxes, user fees, fuel taxes and air cargo waybills.

Binational Agreement Renewed Between

Baja and County Public Defenders

An agreement with Baja California is making the work of County public defenders more efficient and safer when they have a case with ties to Mexico.

The agreement first implemented in 2014 was renewed Friday at the Tijuana office of the Baja Public Defender’s Office. San Diego Public Defender Randy Mize signed the document with Baja California dignitaries as well as representatives from the County Public Defender’s Office and the Alternate Public Defender’s Office.

“A top priority and benefit has been the increased safety of our investigators who must travel into Mexico, but this agreement has also saved the county a significant amount of money for reduced travel into Mexico to obtain documents and locate potential witnesses,” said Mize. “This has been a tremendous help for lawyers in the Public Defender’s Office on both sides of the border.”

The Baja California Public Defender’s Office assists San Diego County by using their own investigators to go out and locate witnesses and arrange a meeting in their offices, said Jesus Romero, supervising deputy with the Primary Public Defender.

SDSU Study: Women Remain

Underrepresented in Hollywood

Women are making only modest gains on screen and behind the scenes in television according to a new study released by Martha Lauzen, executive director of theCenter for the Study of Women in Television and Film  at San Diego State University.
Lauzen has been analyzing gender inequality in Hollywood for two decades and is sharing the 2016-17 results in her recently-released “Boxed In” report. The study provides the most comprehensive historical record available of women’s representation and employment in television.
“I am floored every year to see that programs are still more likely to identify the marital status of female characters than males, and more likely to identify the occupational status of male characters than female characters,” said Lauzen. “Age is another way that television continues to distort our perceptions of women. The majority of female characters are in their 20s and 30s. When television programs keep female characters relatively young, they tend to prevent those characters from aging into positions of power.”
