Former convent and retirement

center in La Mesa to be turned

into 130-unit apartment complex

Real estate investment group Pathfinder Partners LLC has partnered with Silvergate Development LLC to acquire Little Flower Haven – a 4.1-acre former convent and senior retirement community in La Mesa. They plan to turn it into a 130-unit apartment community.

Plans include preserving the most historic part of the existing 1930’s-era mission-style structure, including an existing bell tower and chapel. The remodeled original structure and new east and west wings to be constructed on either side will include 50 apartments and a number of indoor amenities including a recreation room with kitchen and a fitness facility overlooking the exterior decks and pool area.

This building will include 39 units served by elevator. In addition to the historic centerpiece of the project fronting La Mesa Boulevard, there will be six new three-story residential buildings with tuck under parking, arranged around the outdoor amenities throughout the site.

The property will have 68 one-bedroom/one-bathroom units, 55 two-bedroom/two-bathroom and seven studios, averaging 777 square feet. Each unit will feature solid surface counter tops, stainless steel appliances, new flooring, in-unit washer/dryers, central heat and air conditioning, and most units will contain a large private patio or balcony. Little Flower Haven will also have a variety of community amenities including a fitness center, swimming pool and spa, BBQs, electric vehicle charging stations, bike lockers, resident storage areas, covered parking and a bark park. Construction is scheduled to begin in the fall of 2018.

A downtown La Mesa landmark, Little Flower Haven was originally a convent and an assisted living facility for the elderly that closed in 2015.

The Little Flower Haven transaction was brokered by Austin Dias from Duhs Commercial Inc., who represented the buyer, and Eric Knowles from Kidder Matthews, who represented the seller.

EMMES completes renovation

EMMES Realty Services of California LLC has completed a multi-million-dollar renovation of the 7th Avenue plaza and atrium lobby of  701 B Street in Downtown San Diego. The new lobby, which includes indoor/outdoor features, greets tenants and guests with a cascading water wall and provides spaces to gather formally and informally within the reimagined interior lobby, new cafe, or in the outdoor “Urban Oasis.”

The most dramatic change to the lobby was the removal of the angled space frame glass wall which inhibited views into the lobby due to the dark reflective glass. The new, straight vertical glass wall nearly doubles the size of the outdoor amenity plaza along 7th Avenue.

In addition to the 65-foot tall clear glass wall, is the new water wall feature spanning over 50 feet long and nearly 20 feet tall, making it the largest vertical water feature in Downtown. A white sculptural trellis floats above the plaza providing shade and inviting tenants and visitors to experience its transformative qualities as viewed from different angles. A luminous textile light wall changes colors and themes throughout the day.

Housing Federation moves affordable

housing proposition to 2020 ballot

The San Diego Housing Federation (SDHF) announced Tuesday it will postpone its ballot measure proposition to raise $900 million to build affordable housing for veterans, homeless families, elderly and disabled residents. The SDHF will seek to put the measure before voters on the 2020 ballot, rather than this November.

“While we were polling strongly, going to 2020 is a strategic move that will enable us to support several statewide measures for affordable housing immediately while ensuring the success of our initiative in two years,” said Stephen Russell, executive director of the SDHF. “We plan to build a strong, broad coalition of support over the next two years, as well as conduct significant campaign funding for a local affordable housing initiative in 2020.”

California Propositions 1 and 2, both on the November ballot, together raise approximately $6 billion for housing, veterans’ home loans and homeless prevention housing. Russell said the SDHF will be campaigning locally for San Diego residents to vote in favor of Prop 1 and Prop 2.

Viasat awarded $85.5 million contract

for upgrades to its Link 16 radio sets

Viasat Inc., a Carlsbad communications company, has been awarded a six-year contract valued at up to $85.5 million for hardware and software upgrades and support services to their Link 16 radio sets. The order is the result of a sole source procurement through the Space and Naval Warfare Systems Command (SPAWAR) in San Diego. The order adds modernized Link 16 communications capability for U.S. Army, Navy, Marines and selected Foreign Military Sales customers. Initial delivery orders under the contract total $22 million.

“Viasat is extremely pleased to receive this sole source award to deliver enhanced Link 16 capability to U.S. and allied forces,” said Ken Peterman, president of government systems for the company.

Link 16 provides real-time situational awareness and jam-resistant communications across hundreds of air, sea, and ground platforms in nearly 50 coalition countries; offering real-time exchange of battlespace information, increasing mission effectiveness and warfighter safety.

Bill Earley appointed to California Commission on Aging

Bill Earley, chief administrative officer and general counsel at West Health, has been appointed to the California Commission on Aging by the Senate Rules Committee.

Earley has been with West Health for a year, leading the nonprofit organization’s “We Stand With Seniors… Will You?” nonpartisan public awareness and education campaign, which focuses on the challenges older adults and their families face in accessing high-quality, affordable health care, dental care and supportive services. The campaign, co-funded by West Health and The SCAN Foundation, is calling on policymakers, including candidates for governor, to develop a master plan for California to address these issues.

The California Commission on Aging was established in 1973 and is comprised of 25 commissioners representing diverse fields related to aging—19 appointed by the governor, three appointed by the Speaker of the Assembly, and three by the Senate Rules Committee. All commissioners serve three-year terms as volunteers. The organization is responsible for advising the state’s governor and legislature, along with federal, state and local agencies, on issues, policies and regulations that affect California’s seniors.

Sharp HealthCare named to Forbes

Best Employers for Women list

Sharp HealthCare has been named to Forbes inaugural list of America’s Best Employers for Women. Sharp was ranked No. 25 overall in the nationwide survey. The list of 300 American companies encompasses 16 industries and represents those that are creating the best workplaces for women.

Forbes, with data partner Statista, surveyed more than 40,000 employees, including 25,000 women, at companies across the country.  The top 300 companies of those surveyed were named as The Best Employers for Women 2018. The ranking took into consideration general workplace factors, including diversity, development and working conditions in addition to topics particularly relevant for women, such as parental leave, flexibility, pay equity and family support. Forbes and Statista also examined diversity in top executive and board of director roles.

Cubic subsidiary acquires ISR Systems Inc.

Cubic Corporation announced that its subsidiary, ISR Systems Inc., has acquired the assets of Shield Aviation, a provider of autonomous aircraft systems for intelligence, surveillance and reconnaissance  services.
