Redevelopment Efforts in Jeopardy
The Centre City Development Corp., the agency overseeing development in Downtown San Diego, could lose $50 million of its income to the San Diego Unified School District if measures approved by the state Legislature are signed into law by Gov. Brown. Under the measures, redevelopment agencies in the state would be able to continue operating but would have to give local school districts a share of property taxes that currently are diverted for redevelopment purposes. The measures also would apply to other cities in California that have redevelopment agencies. The executive director of the California Redevelopment Association claimed the legislation is unconstitutional and indicated his group would pursue legal action of Brown signs the measures.
Morphing Wind Turbine Blade Under Development
Asfaw Beyene, director of the Center for Renewable Energy and Energy Efficiency in SDSU’s College of Engineering, will describe a revolutionary wind turbine at the July 11-12 Global Renewable Energy Forum at the University of San Diego. The wind turbine has a blade that uses the wind to its advantage and has the ability to change shape depending on the wind’s strength and direction. Beyene believes it could help lead to advanced, long-lasting wind turbines with better performance. His presentation, “Integrating Wave and Wind Energy Conversion,” looks at the need to integrate off-shore wind energy with wave energy conversion systems. Employment of the morphing wind turbine blade, which is currently under development at SDSU, will enable the blending of these two systems. “The idea was born from a simple observation of a fish in an aquarium,” said Beyene. “Many flying and swimming animals have superior efficiencies than man-made devices. The primary difference between natural motion and motion of man-made devices is lack of geometric adaptability to varying flow conditions.”

Hughes Marino Establishes Lease Audit Services Division
Commercial real estate leasing firm Hughes Marino has established a new Lease Audit Services division to ensure that property owners are charging operating expenses in compliance with their leases. Leading the division is Ed Muna, who has 20 years of experience representing landlords in the management and leasing of commercial space. “For 20 years we have been negotiating leases with the goal of protecting tenants,” said Jason Hughes, company president. “What we found is that, intentional or not, many property owners disregarded many of the protections that were negotiated. The new service allows for a review to ensure compliance with lease terms.” Muna is a licensed real estate broker and holds the designation of Certified Property Manager from the Institute of Real Estate Management. He is a graduate of San Diego State University. Muna is involved with the San Diego Regional Chamber of Commerce, Downtown San Diego Partnership, and numerous industry groups. “Businesses are looking for the peace of mind that they are paying no more than the charges negotiated in the lease,” said Muna. “To our surprise, we are finding that a high percentage of property owners are missing material provisions. These property owners want to keep their tenants happy and maintain long-term relationships, so when a discrepancy is identified we have found that most owners immediately acknowledge and address any issue.”
Workshop July 15 for Entrepreneurs
The Grossmont-Cuyamaca Community College District’s Continuing Education and Southwestern College’s Small Business Development Center will host a free workshop on “Checklist for Business Success” from 7 to 9 a.m. on July 15 at the East County Chamber of Commerce office, 201 S. Magnolia Ave., El Cajon. Teaching the workshop will be Merrily Chopp from SBDC. No pre-registration is required, but seating is limited. The workshop is ideal for the entrepreneur who has decided to start a business and what type of business will be launched. The workshop will cover such topics as filing for a fictitious business name and other permit requirements, the basics of financing a new small business, choosing a business structure and starting a business plan. Charter School Leases Old Campus of Thomas Jefferson Law School
Old Town Academy has signed a 60-month lease valued at $2 million for the former Thomas Jefferson School of Law campus at 2120 San Diego Ave. The property totals 20,194 square feet and is owned by PV Old Town. Old Town Academy is a kindergarten through eighth grade charter school that will begin classes in September. Thomas Jefferson vacated its Old Town campus this spring and relocated to its new Downtown campus. Two of the three former Thomas Jefferson School of Law campus buildings have been re-leased since the school vacated the campus. Cassidy Turley BRE Commercial’s Jack Kruger and Dave Odmark represented PV Old Town in the transaction. Greg Cavanagh of Western Commercial Real Estate represented Old Town Academy.
