CCDC Redevelopment Cap Explained

On Jan. 11, panel of redevelopment experts and Assemblyman Nathan Fletcher will discuss the financial implications of the recent state legislation that lifted the redevelopment cap and extended the lifespan for redevelopment project areas within the Centre City Development Corp.’s jurisdiction. The program, sponsored by the Urban Land Institute, San Diego/Tijuana, will run from 7:30 to 9 a.m. at The University Club, 750 B St., Suite 3400, in Downtown San Diego. The discussions will be on how the lifting of the cap will impact the city budget, the implications for the future growth of Downtown and the impact on other redevelopment areas. Panel moderator will be Ian Gill of Highland Partnership. Panelists are Frank Alessi, executive vice president and CFO of CCDC; Keith Curry, mayor of Newport Beach and managing director of Public Financial Management; Jeff Graham, vice president of redevelopment for CCDC; and Jerry Trimble, managing principal of Keyser Marston Associates. Mayor Sanders to Talk City Issues

NAIOP San Diego has invited Mayor Jerry Sanders to discuss principal city issues at a Jan. 19 breakfast program at the Marriott San Diego/Del Mar, 11966 El Camino Real, in San Diego. Sanders is to talk principally on four major issues: financial management and pension reform; economic development; water reliability; and capital improvement projects. Registration is at 7:30 a.m. The program ends at 9 a.m. The cost is $4- for members, $60 for nonmembers and $75 at the door. NAIOP San Diego is a chapter of NAIOP, the Commercial Real Estate Development Association. (Sanders will give his annual State of the City address Jan. 12 from 6 to 7 p.m. in the Balboa Theatre, 868 Fourth Ave., with a reception afterwards in the U.S. Grant Hotel.)

Cubic to Acquire XIO Strategies

Cubic Corp. has announced its intention to purchase XIO Strategies and has named Mary Ann Wagner, its founder and former president and CEO, as president of Cubic Global Tracking Solutions. Cubic GTS will be relocated to Vienna, Va. Officials said the acquisition is to enhance Cubic’s expertise and marketing position in Department of Defense and commercial logistics management and consulting. “We are pleased to announce this acquisition and to appoint Mary Ann as the leader of this growing business,” said Brad Feldmann, president of Cubic Defense Applications. “She has more than 25 years of experience in global logistics and supply chain management, strategic planning, policy development, and has held executive and sales management positions at Stanley Works and FedEx.” Cubic GTS was formed after the acquisition of Impeva Labs in May 2010 to accelerate Cubic’s entry into defense, homeland security and maritime logistics markets.

Linda Lane Elected Morrison & Foerster Partner

Linda L. Lane, a member of the litigation department at Morrison & Foerster’s San Diego office, has been elected a partner in the firm. Lane’s practice focuses on product liability litigation with an emphasis on consumer products and aviation. She regularly advises clients regarding product liability issues, including warning and labeling requirements, product warranties and recalls, risk assessments, product liability insurance and product liability claims.

Habitat for Humanity Adds to Executive Team

Chris Marek has joined San Diego Habitat for Humanity as chief officer of development and strategy. He is charged with leading the affiliate in meeting its fundraising and communications goals. Marek spent three and a half years as the chief officer of development and communications at the San Diego/Imperial Counties chapter of the American Red Cross, and previously served as the development director at the Salvation Army Ray and Joan Kroc Center. Marek is a former member of the executive team for the NBA’s Sacramento Kings and Golden State Warriors and a marketing strategist at 24 Hour Fitness. San Diego Habitat for Humanity, the local affiliate of Habitat for Humanity International, is a nonprofit organization that builds affordable homes for ownership by local families in need.

Elizabeth Tice Promoted to Ashford University President

Bridgepoint Education Inc. has promoted Elizabeth Tice to the position of Ashford University president. She previously was provost of the university. Tick has 24 years of teaching and administrative experience in higher education. She had been Bridgepoint’s provost since 2005. During her career, Tice has held multiple academic positions. She will maintain an office in San Diego. Outgoing university president Jane McAuliffe will now concentrate her efforts towards both of Bridgepoint’s academic institutions — Ashford University and University of the Rockies — and assume the role of Bridgepoint Education’s executive vice president/chief academic officer.

Gerson Law Firm Hires Diane Penrose

Title insurance professional Diane Penrose has joined the Gerson Law Firm APC. She has more than 25 years of experience in the title industry, working in capacities ranging from title officer, foreclosure office, title assistant, examikner and searcher. Penrose most recently worked with Chicago Title Co.

Commercial/Residential Real Estate Transactions

Atlantic Diving Supply Inc. has leased 24,000 square feet of industrial space at 9220 Activity Road in San Diego’s Miramar submarket. The three-year lease is valued at $550,000. Bill Dolan of CB Richard Ellis represented the lessor, SEBCO Inc. Pat Rohan and James Duncan of Cushman & Wakefield represented the lessee. The lease brings the 69,125-square-foot building to 100 percent occupied.

Bow Tape LLC purchased the 20,165-square-foot warehouse building at 7005 Camino Maquiladora in San Diego for $1.49 million. The warehouse building was built in 1986 on a one-acre lot locatedjust south of Brown Field Municipal Airport in Otay Mesa. Allen Evans and Rob Hixson of CB Richard Ellis represented the buyer. Michael Mossmer of Voit Commercial represented the seller, Ejahjah LLC. Established in South Korea in 1986, Bow Tape manufactures and distributes a variety of adhesive tapes.

The mixed-use Pacific Station development in downtown Encinitas has received its certificate of occupancy, ending the two-year construction effort on the $40 million project. With completion of construction, Pacific Station has begun  residential sales and is wrapping up leasing and tenant improvements for its commercial elements. Whole Foods Market, the project’s anchor tenant, is nearing completion of the permit process and expects to begin construction in early 2011. Other retail tenants include a restaurant, and several shops.

An eight-unit multi-family development at 4774 33rd St. in San Diego has sold for $960,000. A private investor was the seller. The buyer was a partnership, not identified, represented by Raymond Choi of Marcus & Millichap. The property has five two-bedroom, two-bath units and three one-bedroom, one-bath units.
