SCORE Scores Big With Small Business

In the first five months of 2010, SCORE counselors provided more than 7,000 services to San Diego County small businesses and small business entrepreneurs — a 40 percent increase compared to the first five months of 2009 — according to Jack Philbin, president of the nonprofit organization. SCORE San Diego is comprised of active and retired business people who share their expertise with small businesses Philbin, who is returning as president of the group for 2011, said SCORE San Diego will launch a new Ambassador Program in the coming year and will regularly offer free, two-hour business basics workshops for individuals starting a business. “With our new programs, we plan to reach a wide variety of entrepreneurs in the San Diego community,” said Philbin.

Other members of the 2011 board of directors are Monty Dickinson, immediate past president; Alex Galenes, vice president, administration; Arnie Bertram, vice president, counseling; Tom McGurn, vice president, marketing; Greg Bowcott, vice president, programs; Cheri Carroll, vice president, women’s programs; Sally Broff, secretary; Lawrence Johnes, treasurer, CFO; Tom Nichols, director-at-large; and Rod Means, district director.

San Diego’s Movie Theater Heritage Explored

Documentary filmmaker and architectural historian/preservationist Daniel Soderberg will present an illustrated overview of San Diego’s movie theater heritage, including those that are no longer here and those that remain. His presentation will be from 5:30 to 7:30 p.m. on Sept. 28 at the San Diego History Center, Casa de Balboa, in Balboa Park. Special emphasis will be paid to the work of architect S. Charles Lee, perhaps the most prolific and distinguished motion picture theater designer on the West Coast. Soderberg’s talk will look at Lee’s early career in Los Angeles and his San Diego movie and entertainment venues, addressing the importance of preserving what remains of Lee’s legacy in the region. The cost is $10 for San Diego History Center members and $15 general admission. Reservations are required. Call (619) 232-6203.

San Diego Freightliner to Move to New Headquarters

Los Angeles Truck Centers LLC, dba San Diego Freightliner, has signed a 10-year, $4.6 million lease for a 3.83-acre site at 6006 Miramar Road in San Diego. The company plans to move into its new site in November and will use the location for a sales and service facility. The facility  contains 19 truck service bays and a 10,000-square-foot office/showroom building that will be used for the company’s parts showroom and warehouse functions. In the transaction, Mickey Morera and James Duncan of Cushman & Wakefield represented both San Diego Freightliner and the landlord, La Mesa RV Center Inc. and B.U.M.S. Properties LLC.

Orlando Manor Condominiums Sell for $1.97 Million

Orlando Manor Condominiums, a 22-unit residential community at 368 Orlando St. in El Cajon has sold for $1,975,000. The seller, China Trust Bank, was represented by Alejandro Lombrozo, John Chu and Ed Rosen of Cushman & Wakefield. The buyers, Shakrokh Elihu and Doris Elghanayan, were represented by Allen Chitayat of Hendricks & Partners. The buyers plan to hold the property as an investment. The buyers plan to market the 22 upgraded units at Orlando Manor for rent. The property, originally built as a 27-unit apartment community, was converted and renovated into a condominium project in 2007, at which time five individual units were sold. Orlando Manor Condominiums features one- and two-bedroom, one-bath condominiums with stainless steel appliances and granite countertops in the kitchens, hardwood flooring in the living rooms of first-floor plans and private patios or balconies. The project has a pool, gated parking and in-unit or community laundry facilities.

HD Supply Plumbing Signs $3.3 Million Lease

HD Supply Plumbing/HVAC LTD. has signed an 84-month, $3,349,002 lease for Anna Avenue, a 72,220-square-foot industrial building at 5260 Anna Ave. in San Diego. The transaction represents an expansion for HD Supply, which has a location on nearby Morena Boulevard. Westcore Properties, the building owner, was represented by Mickey Morera and Jeff Brown of Cushman & Wakefield. The lessee was represented by Dean Asaro of CB Richard Ellis. As part of the tenant improvements for HD Supply, Westcore Properties will adapt the building to utilize 3,500 square feet of new office space for administrative and sales purposes.

USD Energy Purchases Chile Mining Company

San Diego-based USD Energy Corp. has signed a letter of intent to acquire the outstanding shares of Santa Teresa Minerales of Chile in an all-stock transaction. Santa Teresa Minerales is involved in the acquisition, exploration, developmenand operation of precious metal properties in South America. Its gold and copper mining operations are based in Santiago, Chile. Santa Teresa currently owns mining rights in four exploration projects: Casuto, Los Azules, Tauro Cinco and Los Chipi. Mineral exploration in theses four projects include gold, copper and copper sulfate. Trisha Malone is CEO of USD Energy.

Career Strategies Workshop Oct. 2

The University of Phoenix Kearney Mesa Learning Center will host an Oct. 2 Career Strategies Workshop from 9 a.m. to noon at its campus at 3870/3890 Murphy Canyon Road, San Diego.
