Palomar College District Purchases Office Building

The Palomar Community College District has purchased a 110,000-square-foot Class A office building in Rancho Bernardo for $38.3 million. The building, located at 11111 Rancho Bernardo Road on 27 acres of land, has the potential for up to 330,000 square feet of office space onsite and has a parking structure. The college district’s main campus is in San Marcos. A spokeswoman for the district said the building will be used for additional classroom space, but no plans have yet been made on the kinds of classes or the when they would be offered.

Steve Rosetta, Mike Macie, Alex Perry and Darren Morgan of Cushman & Wakefield represented the buyer. The seller, NMSBPCSLDHB, was represented by Jay Alexander and Lynn LaChapelle of Jones Lang LaSalle.

The campus, a design of BPA Architecture Planning Interiors, was completed by Granum Partners in 2008. Bernardo Terrace was designed with sustainable features in mind including energy efficiency and water conservation. The four-story building with 15’ floor-to-floor heights provides state-of-the-art technology such as broadband and fiber optics. The construction manager for the project was A.O. Reed.

Bar Foundation Awards $100,000 in Grants

The San Diego County Bar Foundation, the charitable arm of the San Diego County Bar Association, has awarded $100,000 in grants to 13 local nonprofit organizations that assist low-income residents in need of legal advice and legal representation. “Through these grants we can better ensure that legal aid is accessible to those who would otherwise be underserved by the legal system,” said James Sandler, president of the foundation and a partner in the law firm of Sandler, Lasry, Laube, Byer and Valdez.

The grant recipients:

ACCESS Inc.: $2,500 to provide training and mentoring to 12 law student interns to help domestic violence victims attain immigration relief under the Violence Against Women Act.

Center for Community Solutions: $15,000 to support the center’s legal department in providing civil legal advocacy and assistance to domestic violence and sexual assault victims in Escondido, Pacific Beach, La Mesa, San Marcos and Downtown.

Children’s Advocacy Institute at USD: $10,000 to support the Homeless Youth Outreach Project in providing legal services and related assistance to youth ages 12-24.

Coming Home to Stay: $10,000 to support the pilot program on prisoner reintegration.

Community Resource Center: $7,500 to expand the Center’s Domestic Violence Legal Advocacy Program.

Elder Law and Advocacy: $15,000 to support the general operation of Elder Law and Advocacy.

International Rescue Committee: $10,000 to support the low-cost refugee centered immigration services in San Diego County.

License to Freedom: $5,000 to educate religious leaders, immigrants and refuges on American law in general and in particular how it relates to domestic violence.

Labor Training/Employee Rights Center: $12,000 to fund free educational services provided to immigrant workers regarding their immigration status by the Center’s immigration attorney.

National Center of Deaf Advocacy: $2,500 to support the Legal Services Program/Deaf Domestic Violence and Intervention Program.

Second Chance: $5,000 to support the Prisoner Reentry Employment Program, which seeks to help the formerly incarcerated reintegrate into society by providing them with the training and skills to be ready to work.

Teen Court: $2,000 to support the diversion and intervention program preventing 100 youth offenders from further crowding the juvenile court system by providing a justice alternative based on the principles of repairing harm.

Women’s Resource Fair: $3,500 to support the annual one-day fair for homeless women who are victims of domestic violence in receiving resources such as legal, medical, job training, etc.

SAIC Receives Software Development Contract

Science Applications International Corp. has been awarded a contract by the General Services Administration Greater Southwest Region to provide software development and sustainment support of the U.S. Air Force. The order has a one year base period of performance, three one-year options and a total value of more than $19 million. Work will be performed primarily in San Diego.

California Healthcare Medical Billing Acquires Medex

California Healthcare Medical Billing Inc., provider of outsourced business services, has acquired the assets of Medex Practice Solutions in the city of Oakdale in Stanislaus County.  The acquisition will bring the total to over 1,600 physicians in 310 practices using CHMB’s health care business services in California. CHMB will leverage Medex’s relationships with health systems by offering EHR Implementation Services directly to the community physicians within the state. CHMB’s acquisition of Medex was final on June 30.  ShP Securities LLC, the investment banking arm of Shoreline Partners LLC, La Jolla, represented CHMB in the transaction.

Vista Professional Center Sold for $4.9 Million

Hacienda Professional Center, a 25,310-square-foot office and medical building at 465 La Tortuga Drive in Vista, has been sold for $4.9 million to Vista Community Clinic to expand its services. The seller was Marker Co. Inc. The Marker Co. was represented by Mark Avilla, Matty Sundberg and Bob Cowan of Cassidy Turley BRE Commercial. Vista Community Clinic was represented by Judy Ritter and Ted Caligiuri of Coldwell Banker Commercial, NRT/Vista Office.

Realtors Association to Get New Executive

R. Alan Smith will become executive officer of the East San Diego County Association of Realtors effective July 15. Smith has more than 25 years of

experience in nonprofit management, both from the professional staff side and from the volunteer side. Smith has been an attorney in private practice, an executive coach, executive director of the Los Angeles County Republican Party, communications director of the San Diego County Republican Party, deputy/policy director of BIOCOM, executive director of San Diego Citizens Against Lawsuit Abuse and vice president of government affairs with the San Diego County Apartment Association.

KNSD Executive Promoted

Jackie Bradford, president and general manager of KNSD, the NBC-owned station in San Diego, has been promoted to president and general manager of WRC, NBC’s owned station in Washington, D.C.  A replacement for Bradford at KNSD will be announced at a later date, and until then she will continue to oversee the station.Bradford was promoted to her role at KNSD in 2008 after serving as the finance director for WRC since 2000.

BikeBandit Signs $1.9 Million Lease

PartsBandit.com, dba BikeBandit, has signed a 36-month, $1,890,000 lease for 107,006 square feet of industrial and R&D space at 7625 Panasonic Way in the Otay Mesa area of San Diego 92154. The lessor, Auerbach Family Trust, was represented by Jeff Brown, Mickey Morera, Chris Holder and Ryan Spradling of Cushman & Wakefield. The lessee, an online powersports dealer, was represented by Jeff Saywitz of The Saywitz Co.

Residential Housing Market in the Spotlight

The Urban Land Institute’s San Diego/Tijuana chapter will hold a panel discussion July 13 on the outlook for the San Diego County housing market. Political Consultants Analyze November General Election

NAIOP San Diego, a chapter of the Commercial Real Estate Development Association, will host a July 20 panel discussion on politics in California and the November general election. The theme is “Is California Governable?” The program will begin with registration at 7:30 a.m. at the Marriott San Diego/Del Mar, 11966 El Camino Real, San Diego. The San Diego Advertising Club will present an evening with advertising creative director Mike Hughes of The Martin Agency from 5 to 8 p.m. on July 22 at the University of San Diego’s Joan Kroc Center for Peace and Justice, 5998 Alcala Park, San Diego. The public is invited to attend. AdWeek, an advertising industry publication, has called Hughes one of the nine best creative directors in America. Open Houses Slated At SDSU College of Extended Studies

SDSU’s College of Extended Studies will have two open houses later this month. An open house for the Professional Certificate in Meeting and Event Planning program will be July 27 from 6-7:30 pm in the SDSU Extended Studies Center, 5701 Hardy Ave. Professionals in the field will share their first-hand experience and knowledge during the event. Attendees will be able to discover career opportunities and learn more about the college’s meeting and event planning curriculum for its professional certificate program.
