40 Under 40 Nominations

Colliers International’s San Diego Manager Stepping Down
James J. Zimsky, senior managing director of Colliers International’s San Diego operation for 12 years, is stepping down to pursue personal interests. He will turn over the day-to-day management of the company to Jim Spain, the managing director of Colliers’ Carlsbad office. Zimsky, a veteran of 36 years in the commercial real estate industry, led the company’s local operations to multiple years of record earnings, achieving highest income producing honors in 2002, 2003 and 2004. He was named Manager of the Year by Colliers in 2008. While at Colliers, Zimsky promoted and championed the annual client/broker golf tournament, raising more than $150,000 to benefit local charities including the Navy League’s Warrior Foundation, The A.B. and Jessie Polinsky Children’s Center, Head North Foundation and The American Red Cross. He will continue to keep involved in the industry through consulting work.
Prior to joining Colliers, Zimskywas a principal and president of Coast Income Properties, a San Diego-based investment and development firm. He also served as president and manager of the commercial brokerage division of C. W. Clark Inc., headquartered in La Jolla. He started his real estate career at CB Commercial where he was a top producer specializing in land and investment sales. Heserved as a Navy officer from 1967 to 1970.
Downtown Marriott Selected for National Energy Competition
The Courtyard by Marriott in Downtown San Diego has been chosen to take part in the Environmental Protection Agency’s first national competition among commercial buildings to save energy and fight climate change. The hotel will compete against 13 other buildings across the country to shed energy waste through improvements in energy efficiency. The building that sheds the most energy waste on a percentage basis will be recognized as the winner of EPA’s National Building Competition in late October. The Downtown Marriott is managed by Sage Hospitality Resources. Nearly 200 buildings applied to take part in the national competition, which will judge the energy performance of the 14 finalists from Sept. 1, 2009, to Aug. 31, 2010. The energy use of each building is being monitored with EPA’s online measurement and tracking tool, Portfolio Manager.
Child Development Centers to be Built for the Navy
Construction has begun on two child development centers at Naval Amphibious Base Coronado and Naval Air Station North Island, each with a capacity to serve 286 children. The cost of the design and construction of the centers is $10.9 million and the work is to be finished by January 2011. Partnering on the centers are Barnhart Balfour Beatty and Roesling Nakamura Terada Architects. The contract was awarded and will be managed by the Naval Facilities Engineering Command, Southwest. The centers will include play areas, landscaping, new parking lots, drop-off areas and service entrances. Barnhart staff working on the project includes Senior Vice Presidents Dave Roach and Sumeet Gadi; Project Manager Shannon Brown; and Project Superintendents Ken Bingham and Mike Mizejewski.
Applied Micro Circuits and CareFusion in New Leases
Applied Micro Circuits Corp. and CareFusion have leased separate space in a Class A office building at 9868 Scranton Road in Sorrento Mesa for a combined lease value of $10.45 million. Applied Micro Circuits leased 20,000 square feet for seven years on the building’s first floor. The late Jim Hughes of NAI Capital represented AMCC. The tenant is moving to the new location from a facility located at 6310 Sequence Drive in the same submarket. CareFusion leased the remaining 95,000 square feet for five-years. Steve Holland of CB Richard Ellis’ Global Corporate Services represented CareFusion. The building will be used as expansion space for new hires. The building is part of a two-building, 200,000-square-foot project that had been vacant for more than two years. The four-story building is now fully leased. Jed Stirnkorb and Matt Pourcho of CB Richard Ellis are the marketing and leasing team for the two-building project on behalf of the sublessor, Conexant Systems Inc. The second building is at 9808 Scranton Road and has 72,000 square feet available for lease.
Industrial Condo Sold for $594,000
Thomas Dewell has purchased a 2,888-square-foot industrial condominium at 6650 Flanders Drive, Suite E, in San Diego, for use as an office and warehouse for a commercial bath refinishing business. The sale totaled $594,000. Sam Higgins of CB Richard Ellis represented the seller, Johnson K Partners LP. Phil Linton of Cassidy Turley represented the buyer.
InterAmerican College Becomes United States University
InterAmerican College in National City has changed its name to United State University, a change approved by the Western Association of Schools and Colleges. “The change of name from a college to a university accurately describes our degree level as we take our academic programs to the next level,” said Yoram Neumman, president and CEO. “We recently added a master’s degree program in nursing and we have more master’s degree programs in development. Master’s and doctorate-level programs are typically offered at universities.” Neumman said most of the university’s students are either immigrants or first-generation offspring from underserved groups. “We aim at bringing them into higher education, facilitating their integration into the U.S. society and improving their economic condition,” he said.
General Manager Named for Andaz San Diego
Seventeen-year Hyatt veteran Rusty Middleton has been appointed general manager of the new Andaz San Diego, the 159-room hotel that opened in February. It is the fourth Andaz property in the world. Middleton most recently served as general manager of the Hyatt Lodge at McDonald’s Campus, a 218-room retreat located at the McDonald’s corporate headquarters in Oak Brook, Ill. Prior to that position, he worked at Hyatt Hotels headquarters in Chicago as the corporate director of rooms. His experience also includes roles as senior executive assistant manager of rooms at the 805-guestroom Hyatt Regency San Francisco and executive assistant manager of rooms at the Hyatt Regency Denver and Hyatt Regency Knoxville. He also managed the 2,019-room Hyatt Regency Chicago as assistant rooms executive and revenue manager and held various management positions at the Hyatt Regency San Francisco Airport. Middleton earned a bachelor’s degree in hotel administration from the University of Nevada, Las Vegas.
University of San Diego Graduates to be Honored
Nine University of San Diego graduates will be honored on May 1 at the 15th annual Alumni Honors program from 6 to 7:30 p.m. in USD’s Shiley Theatre. A reception will be held at 5 p.m. in the Camino Courtyard on campus. Barbara-Lee Edwards, co-anchor of CBS 8, is host.
Honorees include Christopher Yanov, the founder of Reality Changers, a San Diego-based nonprofit organization dedicated to helping low-income urban youth get off the street and into college. Since 2005, more than 200 students have been awarded $5 million in college scholarships.
Robert Mac Kay, vice president and general auditor of PepsiCo Inc., the largest food and beverage business in North America, and John Whitcomb, a Clemson University nursing professor decorated for his service in the war in Iraq, also will be honored.
Other honorees are David Rivera, founder of the Nativity Prep Academy in San Diego which provides 10-hour school days and a comprehensive high school program for at-risk youth, and Rich Newman, a principal at Monterey Ridge Elementary whose students posted the largest growth in student achievement measures in the Poway Unified School District in 2009.
Gerald McMahon, chair of Seltzer Caplan McMahon and Vitek, one of San Diego’s largest law firms will be honored, along with John Manson, CEO of San Diego-based G.M. Mortgage and Patrick Morrin, president of the Danvera Foundation.
Stan Washington, a three-time All American in basketball who held the university’s all-time scoring record for more than 34 years until 2009, will be inducted into the Chet and Marguerite Pagni Athletic Hall of Fame.

La Jolla Gymnasiums Merge
The La Jolla Sports Club at 7825 Fay Ave. in La Jolla has purchased Club La Jolla a few blocks away. Nearly all 500 members have transferred to the La Jolla Sports Club and the former Club La Jolla property across from Vons is available for rent. Club La Jolla owner Gary Rubin said the buyout was a win-win situation. “It made a lot of sense from a business standpoint and from a growth opportunity for my staff and myself, and for my members to get a nice upgrade,” said Rubin, who owned Club La Jolla for 15 years and is now a stakeholder with the La Jolla Sports Club. All of Club La Jolla’s personal trainers have joined the staff of trainers at La Jolla Sports Club. San Diego Sports, parent company of La Jolla Sports Club, also owns the Sporting Club at Aventine on La Jolla Village Drive.
