Camp Pendleton to House 1,600 Marines in New Quarters

A new $126 million residential community for 1,600 Marines will begin construction early next year at Camp Pendleton as part of a big construction boom occurring at West Coast Marine Corps bases. The heightened building activity stems from Marine Corps initiatives aimed at growing its ranks and modernizing and replacing Korean War-vintage buildings.

The massive 101,611-square-foot project will include the demolition of existing structures and the design, engineering and construction of four new residence halls, each with 200 two-person living units. The project will be undertaken by RJC Architects of San Diego, Joseph Wong Design Associates and the Hensel Phelps/Soltek Pacific Joint Venture, who won a design-build competition.

“The Department of Defense invested over $2 billion in California military bases last year including the American Recovery and Reinvestment Act funding and another $5 billion for new capital facilities is projected over the next two years,” said James Robbins, design principal at RJC Architects.

Each of the residential units will accommodate two people and include a living/sleeping room, closets and shared bathroom. The four residential halls also will feature community gathering areas and facilities ranging from a recreational lounge and Internet café to administrative offices and laundry services. Robbins, a LEED-accredited architect, said the design and construction of the residential community will incorporate sustainable design strategies including storm water pollution protection plans, open space preservation, water conservation, efficient mechanical and electrical systems, indoor environmental quality measures and the use of materials with high recycled content.

RJC Architects also is part of a team designing and building the base’s new Marine Corps Special Operations Command Headquarters. The 89,000-square-foot facility, including an auditorium, medical department and a secure communications facility, is under construction on the base’s 33-acre complex adjacent to the Pacific Ocean. RJC Architects also is responsible for design of the $50 million expansion of the Intelligence Operations Center, currently under construction in the headquarters area of Camp Pendleton.

Beach Properties Sell for Combined $2.9 Million

Two beach triplexes in Oceanside have been sold for $1.05 million and two properties in Ocean Beach were sold for $1.8 million in Ocean Beach, according to Grubb & Ellis|BRE Commercial. The triplexes are located at 1709-15 S. Myers St., a few blocks from the beach, and consist of a total of six units. All units have two bedrooms; four units have one-car garages. The seller, James Roach Trust, and buyer, Glenn Goldman, were represented by Ray Adams and Jeff Abramson of Grubb & Ellis|BRE Commercial. The triplexes were financed with separate first loans on each property.

Three units of the Ocean Beach property located at 1488-96 Pescadero Drive sold for $1,115,000, while the duplex located at 4873-75 Pescadero Ave. sold for $735,000. Property features include panoramic oceanfront views, garage parking and private beach access. Adams of Grubb & Ellis|BRE Commercial and Ginger Calvert of Scuba & Associates represented the seller, Richard Scuba Trust. Frank Sullivan of Coldwell Banker Sunset Strip represented the buyer, Renee Sperling. Both properties were financed with separate conforming loan amounts.

Brookfield Homes Offers Home Sale Incentives

Brookfield Homes has announced lower prices on select homes that close escrow by Dec. 31 and an additional $10,000 incentive to be used toward upgrades or closing costs on specific homes in the Cordova and Trellis at Windingwalk communities in Chula Vista. “Tax credits have inspired many to enter the market, and our incentives make it even more worthwhile to buy now,” said Lora Heramb, vice president of sales and marketing for Brookfield Homes. Heramb said there are five Cordova homes now selling that are available to close by Dec 31. They are: Unit 175, Plan 6, 1,984 square feet, four bedrooms, three bathrooms, includes upgraded flooring, $388,900; Unit 168, Plan 2, 1,638 square feet, three bedrooms, three bathrooms, $331,900; Unit 167, Plan 1, 1,655 square feet, three bedrooms, three bathrooms, $339,900; Unit 166, Plan 3, 1,794 square feet, three bedrooms, 2.5 bathrooms, $349,900; Unit 165, Plan 4, 1,849 square feet, three bedrooms, 2.5 bathrooms, $359,900. Trellis at Windingwalk has one home available to close by Dec. 31, according to Heramb. Zen Spa Opens New Center

Vivian Umenei and Tony Wang, dba Zen Spa, have signed a 10-year, $1,058,089 lease for 2,752 square feet of retail space in Carmel Mountain Ranch Town Center, 11865 Carmel Mountain Road, San Diego. The lessee represented itself. The lessor, Sudberry-Pardee/CMR #32 Ltd., was represented by Aaron Hill and John Jennings of Cushman & Wakefield.

Carmel Mountain Ranch Town Center is a 172,272-square-foot shopping center. Other tenants include Ralphs, Trader Joe’s and Rite Aid. Zen Spa, which will focus on massage and reflexology, is set to open in March 2010.

The company also operates an existing location inside the Mira Mesa Mall located at 8230-A1 Mira Mesa Blvd. in San Diego.

‘Creativing and Media’ Course offered at SDSU

SDSU’s College of Extended Studies will offer a course titled “Creativity and Media” on Tuesdays, Nov. 24 through Dec. 15, from 6 to 9 p.m. as part of its Professional Certificate in Marketing and Media. Students will learn to approach the creative process systematically, and practice the tools needed to consistently create effective messaging over a variety of media. Students also will explore up-to-date case studies of real workplace situations to learn creative and effective advertising solutions and processes. The comprehensive certificate program is provided through a partnership between SDSU’s College of Extended Studies and the San Diego Ad Club. Imperial Beach Pier to be closed temporarily

Imperial Beach Pier to be closed temporarily

The Imperial Beach Pier will be closed temporarily from Nov. 16-21 so three pier piles can be replaced. A helicopter will be used to transport the piles, which are 60 feet long and weigh 2,800 pounds each. Because of the large size of the piles, the beach and water areas adjacent to the pier will also be closed during this operation. The closure will go into effect at 6 a.m. on Nov. 16.  The helicopter is scheduled to arrive at 9:30 hat morning, but if there is inclement weather, it may have to be rescheduled.  The pile replacement is part of a $639,860 Port maintenance project to ensure the pier’s continued safety and longevity. Other work includes replacement of 20 percent of the deck boards, repairs to the steel ramp/stair structure and replacement of guardrail post supports.

Junior Achievement Honors 3 San Diegans

Three prominent San Diegans — Jessie J. Knight Jr., Linda Lang and Harold Sadler — were honored last week by Junior Achievement of San Diego and Imperial Counties at its annual San Diego Business Hall of Fame Awards.

Knight is executive vice president, external affairs, for Sempra Energy. Before joining Sempra Energy in 2006, Knight served for seven years as president and CEO of the San Diego Regional Chamber of Commerce. Knight also served as commissioner for the California Public Utilities Commission for six years in the 1990s, after being appointed by then-Gov. Pete Wilson.

Lang is chairman and CEO of Jack in the Box Inc. Lang has worked with Jack in the Box for more than 25 years, holding various positions before reaching chairman and CEO in 2005. Lang also serves on the boards of The Jack in the Box Foundation, WD-40 Co., SDSU’s College of Business Administration and the San Diego Regional Economic Development Corp. In 2009, Gov. Schwarzenegger appointed Lang to the California State University Board of Trustees.

Sadler is founding chairman of Tucker Sadler and has more than 50 years of leadership experience in architectural design. He has supervised the planning, programming and design for numerous local projects and has assisted many notable San Diego organizations through community service, including Centre City Development Corp., Children’s Hospital, San Diego Convention and Visitors Bureau, Hubbs/Sea World Research Foundation and others.

Federal Contracts

Illumina of San Diego won an $18,788 federal contract from the U.S. Department of Health and Human ServicesNational Institutes of Health, Baltimore, for the purchase of laboratory supplies under the American Recovery and Reinvestment Act.

Photo Expo West Comes to Del Mar

The fifth annual Photo Expo West — largest photography event on the West Coast — will be held Nov. 14-15 in the Del Mar Fairgrounds Exhibit Hall in Del Mar. The event will feature more than 13 photographers with expertise in a variety of photography — famous Hollywood entertainers, sports, nature, landscape, portraiture, wedding and photo journalism. Attendees will be able to attend free educational seminars with topics ranging from how to use advanced techniques in Adobe Photoshop, to how to set up lighting and take the best family portraits, to sharing experiences in the field. A wrist-band, available for $10 will allow attendees unlimited access to the seminars, tutorials and live demos during the weekend. Photo Expo West hours are 9 a.m. to 5 p.m. on Saturday and Sunday.
